What is a chase unit? Why does the toy basically have same everything except mainly different color and is considered a chase unit then they want a arm and a leg for it because its a chase unit ?

Its another way to make money. And to give collectors something to go after since it will be more "rare". Just like the 16th Massey 1150 coming out. I would love the one with canopy.

Southern is correct. A "chase" unit is typically the same exact model but a different color. Typically it's gold or chrome but one of the 88 series authentic combines came out with a black metallic paint in addition to the chrome and gold models. Typically, there are a small run of these like 500 or so.
The farm show editions and Authentics are the typical lines that have a chaser but it's not always a guaranteed. For example, the 7140 Magnum had a chase unit and it was just a decal change to make it say "Magnum Demo" on the side of the hood. There was no special color. The 4450 Deere authentic did not have a chaser at all.
The New Holland windrower for this years farm show toy will bring us a gold windrower as a chase unit. Since there are limited quantities of these, they typically demand a much higher price tag as collectors look to add them to their shelves.
I myself sell my chasers if I'm lucky enough to get one. I don't collect them.
The 1/16" Massey 1150 offered by the Toy Tractor Times this year will have a canopy on the chase model. There will also be less than 30 produced in a RED CHROME paint scheme. TTT auctions off a chrome chaser for the National Farm Toy Museum every year to raise money for the museum. Only 1 chrome chaser is produced by TTT each year so it's a 1 of 1. The other chromes produced are not chaser models.
hope this helps.

If I find chasers I will usually try to trade them at shows, it usually works out good for both parties involved.
